Self-check-in banned for Italian holiday rentals

Tourists in Italy will no longer be able to access short-term rentals using key boxes after the country's police chief said owners must verify the identity of guests in person.

The move has been brought in as a security measure and follows a similar step being taken in Florence.

The increasing popularity of short-term rentals in recent years has been accompanied by the widespread use of key boxes and other methods to allow guests to check in remotely and access properties without ever meeting the hosts.

For some, the boxes have become symbols of over-tourism and they have also prompted complaints over their visual impact.

CIN/CIR codes now required by all rentals in Italy - deadline extended to 1st January 2025

Do you own an accommodation in Italy? Then it’s important to request a CIN number in time. New rules regarding short-term vacation rentals will come into effect in Italy - with the deadline to apply for your codes extended to 1st January 2025.

National Identification Code (CIN): New Rules for Short-Term Rentals from 1st September 2024

If you own and operate a B&B or rental property for short-term leasing (Airbnb-style) then you need to be aware of the latest regulations coming into force in September 2024 for all of Italy.

In short, you must ensure that you:

1. Register, obtain and display your CIN code at the property (externally and internally) and on any marketing

2. Have smoke/carbon monoxide detectors installed and working, and have fire extinguishers positioned as needed around the property

3. Do not have a lock-box system for facilitating guest entry to your property

4. That you meet all guests personally on arrival to check and register guest documentation
